hmm... i think even at the age of twelve that is still early for so much self motivation and control...but then again that is a first world problem...look to Sahara region and you have six year old shepherds that have to see for a herd for three days without any grown-ups for days in the near...
my own kids are only ten minutes away from school by foot... but i take them to school and get them from there every day... traffic is murder... and honestly... i couldn´t live a day anymore if i would loose my kids to a pervert due to my own leisure of lettng them go t school on their own...but then...i am a control freak who writes his own freak stories...

and i assumed so much dave... and i think the barrier described by you works for the most peeps here too... to sum it all up...i hope that one day this will change and that the blood shed for this to happen wont be too high... without one i highly doubt that the have-it-alls won´t ever give away some of theirs to the hove-none´s...

Our school bus pickup is actually at our doorstep, our neighbors also keep an eye out for each other. The parole officer across from us hangs out outside when he is home, got to love a trained officer with retired police dog sidekick packing heat near you. I know I'd lose it if I lost one of my kids Vik . A few weeks ago my oldest decided to stay after school for drama class without contacting us. She tried calling my wife, but was using a teachers cell phone so my wife didn't pick up because she didn't recognize the number. My wife was in an interview and wasn't able to pick up when I tried frantically calling to find where she was or if she knew anything. The school operator left so no one was taking incoming calls after hours, I drove up there and found her, let's just say I was not happy once i realized she was just hanging out with friends.

@Dr. H, I was hoping for a full sized Hobbit Hole.

Yeah no kids will do it... our little guy is 13 months old now and let's just say that taking 20 months parental leave between the two of us has REALLY killed our finances, even with parental leave pay. And then in a couple of years we'll probably do it all over again -_-'

So...I was reading stuff on the internet, and I got the bright idea that I wanted to sand the hardwood floors down and refinish them, as well as replace all the baseboard. This would be ideal if we didn't have to move out of the rental within the month, but we do. I guess I'll just need to be patient, move everything out of one room at a time, and make this an eventual project. A big, empty house just isn't something I can play with quite as long as one of my little buildings

Not where I should be

The house and everything sounds amazing bud, really glad for you. While you have a month do the 2 floors that are most important, I would go master bedroom and living room, then designate one room storeroom. and over time do the rest.

But I would say your there for the long haul anyways, because it sounds idyllic. So just take your time.

Most important is the man cave. The terrible distraction that will let you forget all about floors and stuff.....

We once had the youngest do a disappearing on us, it was like I turned into some daemon possessed. The little beggar was just around the corner with some friends. But had missed the bus. It was a one off situation his older siblings were meant to see him on. They rang half way home to say "we cant find him on the bus!" Got him back safe and sound . No shouting or bawling, but I am sure it aged me 10 years.

Anyways......MAN CAVE! MAN CAVE!

Congrats on the new (old) house. If you plan any remodelling before moving in, start with the kitchen. Get it done first. trying to live in a house with a kitchen under renovations is... well... sub-optimal (being diplomatic here) Floors are the last thing you do when renovating. That way any damage done to them during other renovations is unimportant.

And remember to leave space in the basement, or barn, for a 4'x 8' gaming table. Or even two.

Given the house's proximity to the river, are you going to need the dreaded flood insurance?

The living room is my first focus. I've been busting my ass. The mirror monstrosity over the fireplace was the first to go, it caused the plaster damage. I've been spackling and sanding, the deepest holes are taking the most coats, at first I had a depression there, but now, I've finally got a bump, It's all a matter of sanding it perfectly smooth now. Otherwise, we removed the absolutely vile, filthy, and disgusting 15 foot aluminum window valance, all the random, painted over hardware from a sheitty half-arsed paint job from the previous owner, ceiling a/c ducts, I taped the edges of the carpet, and tucked 1/4" of the tape under or around the edges of the heat registers with a 5-in-1 tool (This is my new favorite tool, it has to have hobby potential)
A little more sanding, and I'll be ready to paint
The Living room has brand new carpet- I prefer hardwood, but it's hardwood underneath

The floors will wait, these are in great shape

I also mowed the grass, Now I have piles of hay to rake
The Husqvarna does the job

Dave, from years of flooring experience.....hire someone to do the floors. They have better machines that filter the particles better and you don't have residue dropping for the next three weeks. I understand the desire to save cash and all, but it's worth the price. Also I've been a big advocate of living with what's there for a year or two till you get adjusted. Certainly things like wiring need to be done right away, but knocking out walls and stuff s different, plus floors get messed up in the first two years you move into a home because people keep moving furniture or getting new furniture. But it's YOUR house , do to it what YOU want (and by you I mean both of you).

No need on the hardwood theo. The laminate in the kitchen is well done. But the little bathroom will probably be the first to get floors.the living room wall need to be smooth for all the great art going up.

It's a double lot, so it's a pretty good sized. Bean absolutely loves it, although she'll need some time to get used to neighbors with dogs being outside, as she is accustomed to thinking she is in charge of everything

The kitchen is getting some work, but not remodeled yet. Gaming table is a given This city has a confluence of three rivers, the part we are near is between 2 flood control dams, no not in a flood plain, but we have a water damage rider jic.

Cool swing in the lawn, be a nice place to chill in the evenings, small fire pit to go with it for the really cool days of fall and your golden.

One of the guys I played D&D with (the gamemaster), redid his entire basement to be the man cave. His wife was fine with anything as they did all the renaissance fairs and dressed up. So the game table became a 12' beer hall table, sconces looked like medieval torches, all the cabinets looked rustic like you'd see in a tavern. The trophy piece was she had a toilet seat made where the lid of the seat had real chainmail on it an then was clear coated so it would not collect....stuff. Everything went great, till the divorce happened, he found a new place, she sold the house, not sure what happened with the group after that as I had changed jobs and the gaming night was not in the mix at that time.

It'll be fun watching you "build" this terrain, hopefully she stops you before you do full post nuclear weathering on it though

Thanks Shas! My trusty steed has a nice stable to rest

Theo- I got the living room ceiling painted finally, I keep finding nail holes, gouges, chips, etc. In the walls. They are plaster-skim coated over some early grey rock-like drywall material of unknown origin. Paint layers are 1 white coat, 1 Government Green, 1 lighter green, then the damn brown that is going to cause me more primer coats than anticipated. The prepwork is taking forever. It's a 1:1 scale model. I will NOT be weathering it Ladygeek actually suggested the mancave be "weathered" like one of my models

Whomever did the LAST paintjob, the fething brown one, should be put to sleep. Undoing this lazy-ass job is slowing this process down.

The Dark gloss Purple Foyer Crown Molding finally died after two coats of the best primer money can buy. Valspar Except for the flat white ceiling paint, that's Glidden. 5 Gallons of the miracle stuff.

Hand-painting crown molding the right way is a LOT of work, my arm is killing me

This is the part of any model paintjob that requires you to keep the faith, focusing on what the end result will look like when it "pops"
The gradient value you see is natural light and shadow, we try so hard to mimick this on our models.
I can't have someone walking in MY house and seeing a sheitty paintjob now can I?

oh.... that´s an interesting ceiling construction to have the light sunken in....

and...it´s not for anyone visiting you what you currently do... that would be like saying cleanliness is next to godliness... t is for you two... walking in roooms around where you know every damn hole and bumb that you could have made better but didn´t ...it will drive you nuts... in around four or six years... believe me... i know where that road comes from and where it leads to...

Vik, my eyes are always open, never know what I'll find Maybe some pre-war archeotech?

Yeah Shas, and with crown molding, taping will not do, I have to cut in the walls with only the razor-sharp edge of my 2 1/2" brush, my eyeballs, and a steady hand. I'm using Wooster Synthetic brushes.

And this little time saver, the Handy paint pail, exactly what the name implies, it slides over your left hand, has disposable plastic liners, and has a magnet perfect for the metal ferrule of the brush.


Why do these people never have splatters on their face?
