Had to write a report on a coworker for taking too long of breaks, not helping close the area after we're done and possibly smelling of booze the only problem is he is my ex-landlord and I use him as a positive reference when looking for rentals and with my current landlord I get in arguments

about the place not being properly insulated for winter (as well as load of other problems) but I get to stick around as I'm quiet and pay my rent on time, don't think that would be a good reference to use despite having a good paper trail of paying rent. Now that I'm going to be looking for rentals

soon, who should I use as references? Or are they not that big of deal and I should not worry?

Last time I asked my head or dept at work to be a good character reference for a rental as I’d not rented for many years so had no previous landlord to ask.
