Hey there!

Can I assault a unit that is inside of a building? Or can I only charge the building itself?

Didn't find anything in the assault and bulding chapter of my rulebook.

Bonus question: does a building count as immobilized against grav weapons?

If you are inside of a building, it's just like being inside a vehicle.

If you are not inside a building(IE: You are on top), then you would be treated as if you are on top of terrain.

Buildings are always immobilized for your question.

Buildings are immune to Grav - have a read of the last sentence of the Graviton special rule (p164).
