When the most recent pdf of the core rules of Age of Sigmar contradicts the rules shown in the app, which one takes precedence?

For example, page 31 of core rules, under terrain, section 1.1, last sentence of second paragraph says, "Ignore parts of the terrain feature within the attacking unit’s combat range for the purposes of determining if the target is behind that terrain feature."

The corresponding rule in the app (core documents --> advanced rules --> terrain --> terrain overview --> 1.1 Wholly on Terrain and Behind Terrain) says "If the attacking unit is making a shooting attack, ignore parts of the terrain features within its combat range for the purposes of determining if the target is behind that terrain feature."

The app adds a condition that the rule is only for shooting attacks while the pdf lacks such condition.

Whatever one is newest takes precedence. I believe the PDF is the newest one.

Games Workshop isn't good at updating apps. Devastating Wounds on the 40k App still says that it deals Mortal Wounds.
