I won't be able to get in on this one because of other commitments, but I plan on dropping in later to see how things are going.   I think you are going to be very well impressed with Sanctuary and how things get run there.  It could have easily hosted the 'ard boyz semis, and if there's another one next year, will most likely put a bid in to do just that.
