Well I kind of moved near Toronto, actually.

So I am going to build a coffee table, but this is the thing -- you will be able to play games on it! WOW. Neat eh.
So basically it is going to be a frame with 2x removable 27" x 27" inserts, and 2x glass (or whatever) covers that can be locked. With the cover it is maybe a little higher than a normal coffee table. I can always cover it if someone's mom or something is coming over.
So the question is -- is 27" enough? 27" being just a little over two feet.
Basically the idea is that it will be a display case. That you put magazines on.

well, it would be good for battlebox games but that is a bit small for a full game. Is there any way you could make it longer and have those inserts on each side be broader? 36" long, maybe 18" wide with two 9" inserts to make the whole thing 36x36" would work ok for up to 25 points I imagine.

hmm well the inserts would have to fold out two ways because you need the corners, too. Maybe it is a dud idea besides the display.
What I could do actually is put it on a hinge to fold together so one long table folds in to make one 48" x 30 - 56" table. Or not even use a hinge of course I mean it is _MY_ table. So two small tables 24" on one side, with the display, and then when you want to play or whoever wants to play because that stuff just looks SO COOL you can put them together and get your game on.

Try to make sure the armies can start 28" away from each other. So I'd say the bare
minimum would be 32"-36", and have the full 48" left to right.

The coffee table I have is around 18" x 48", so I could see coming up with some kind of extendable version that could reach a 48" x 36" footprint.
36"x36" tends to be the smallest I would want to use for a wargame.
With that size, you do not limit the gameplay area excessively and still have a bit of room in deployment.
