I just want to clarify this rule. It says if any of the models cannot be deployed the entire unit is destroyed. Does this mean if they fail the difficult terrain test or if they actually land on some sort of impassible terrain/enemy unit?

It means if there isn't room to deploy them due to obstructions.

In essence if they would mishap they count a having rolled a 1 -2 result
