Both rules read as follows:

Saga of Warrior Born : You can always choose your warlord to fight first in the fight phase even if he didn't charge. If the enemy has units that have charged, or that have a similar ability, then alternate choosing units to fight with starting with the player whose turn it taking place.
Speed of Primarch : (Same definition word for word)

I absolutely cannot understand this rule, the more and more I read it.

1st Interpretation: The Warlord gets to fight first, even if he's charged. Dude just gets to swing before anyone else (Unless the enemy Warlord has the same ability then you take turns on that according to whose turn it is.) This seems extremely OP when going up against Bjorn of the Space wolves.

2nd Interpetation: The Warlord benefits on his turn only, but in the sense that he gets to fight with the Warlord even if he has other units that charged elsewhere on field. This is beneficial in that if he's on low wounds, he could guarantee an attack from the Warlord before the opponent gets a chance to spend 2cp and use Counter Offense Stratagem and take him out, since normally the rule is that Charging units fight first. On the flipside, the ability doesn't really do anything on the opponents turn and the rule still follows that Charging Units Fight first.

Aside from that, I don't understand the 2nd part of the written ability where it even goes into detail about alternating back and forth, I feel like that's kind of obvious so I'm not sure why it's there. I have searched and searched and searched but I can't find any information on this topic anywhere it seems. Can anyone help explain it a bit for me? As a Blood Angel player, this ability is extremely detrimental when charging into units like Bjorn the Fell-Handed. Guy has some very dangerous strength and if he's just going to swing at my death company first, there's honestly no point and I should just kite him. Also My warlords may take Speed of Primarch and gain the same ability, but if it is in fact the 1st interpretation, I could use that to fight him with a unit of my own using the same ability.

Neither option.

Basically, if your warlord is in combat he always fights first unless then enemy is also fighting first (either due to charging or having a similar ability). In these situations you alternate between units that "fight first".

Let's take an example. You have your warlord and a unit of grey hunters. They charge in against a unit of cultists.
Your warlord and grey hunters attack first, then the cultists attack. Let's assume all units live.

The enemy responds by chagrining in some berserkers and their warlord. As they have units that charged they fight first. Your warlord also fights first. So what happens is that you alternate between the units that can. Since it is the enemies turn they elect to activate their berserkers first. Once they have resolved you can now activate your warlord. Then finally they activate their warlord. Once all of the fight first units have completed you go to normal activations, leaving the enemy to activate their cultist and you to activate your grey hunters.

In the subsequent turn your warlord would activate first due to the fight first. Then you move onto normal activations which would allow your grey hunters to attack. Etc.

When it comes to combats, units are split into two "groups" - those that "fight first" and "everybody else".

When selecting a unit to attack with, you cannot select an "everybody else" unit until all of the "fight first" units have attacked. The player whose turn it is still picks the first unit as described by JakeSiren.

They's expanded it to 4 categories, it goes:

Before Chargers
Chargers
Normal Units
Goes Last

The only Before Chargers ones seem to be Adeptus Custodes bikers using the Stooping Dive strat. Goes Last is usually the effect of a psychic power.
