I just cam across an old 40k building that was unfinished but looked decent.

The thing is it's 10x10x4" and intact.

I was thinking od making it look kinda industrial, maybe adding an old PC cooling fan to the top, some piping, a few other details and calling it an industrial building, maybe a generatorium or a processing plant. Of course I'll add a door or two, closed.

Catwalks and stairs would be nice but too expensive for this and fragile, maybe some sprue ladders possibly.

Is it too big to use intact as a terrain piece or what? Should i jaggedly cut it in two and make two partially collapsed building out of it? Do you use buildings this size without blast holes normally? Sould I jusut ass some big blasted out holes in a couple sides? Maybe collapse one end wall and put some holes in the others? I kinda like using it as a single building with like a coolerfan or two on top. I don[;pt try to make my buildins look like they're really buildings but i do try to give them some painting and a little detail.

The footprint isn't a huge issue when it's not any taller, units can just hop on top of it. Anything is better than an open board. I don't think it is ideal, but not so bad that I would cut it in two either. I think some ladders would be a great addition and the idea with the fan sounds cool. Adding catwalks is a bad idea unless you cut it apart because it will already take up a large amount of space.

Put it in the middle of the board to hinder sight-lines if you don't have anything models can stand on in either deployment zone near this thing and leave space around it. Alternatively, put it in a corner of the table to give an infantry or flying unit a safe space from melee and better vantage but make sure to use a taller piece of terrain in the middle of the board to break up LOS if you choose to do this.
