Congrats Dave, house looks awesome. As a proud owner of a model 1937 home I can tell you it's nice to have a fixer upper. As long as the foundation, roof and walls are good then everything else is cake.

This is a 1941 model.
First..we get the keys! Then we change the locks
The contractor gets called in for a handful of things. Then I put in Coax and Network drops, paint and she'll be ready for move in. Barn and basement work is secondary. Oh and I'll need a bigger mower

How much property is it on?

1941 that will have some nice workmanship in it, but always make sure the wires are modern. Circuit breaker is better than fuses. But you already know that!

Most of the lots on the street are narrow, skinny lots, ours is on a double lot 1/2 acre. And yes, it's solid as a rock, nice crown molding in all of the rooms. Most of the wiring is modernized, contractor is replacing the runs that are not. It has a proper breaker box. We have closed! We have the keys! It's OURS! we just came back from our first official visit as owners. We couldn't be happier.

I don't think so. Those cubicle walls stacked up along the right wall were separating that side of the basement. I'm not sure what that area was used for at all. I think some young child was perhaps an art student and this was her studio area.

is that your neighbours outside the window? over the fence?
and my in-laws had such a spacey room under their roof...and they ruined it by splitting it up in three spaces...one living room, and two small storage rooms..and the vicious thing was the floor was built in a way that one fourth of the window was in the window level... with that room...create something cool mate! it looks like a room where you can enjoy sunlight...i love attics...^^

It's a kids playroom, I've made worse decisions in creating my kids play areas, they just had more color.

Yeah Vik, that's the neighbor's shed you see there. So many possibilities. It's like an empty canvas, or a sheet of pure, new styrene

We went out and bought a new lawnmower for me (Husqvarna- Swedish) and new Washer and Dryer. Will be delivered early next week. Found the new local hangout, a local bar, called the ACME that has KILLER pizza, about 20 beers on tap, and is super cheap!

We are SO home!

i don“t understand ow you Americans cope financial...we recently needed to buy a new washing machine and were broke for around two months...you are able to buy a house, lawnmower etc... where is all the money from?...or is it all done on credit card?...that would make me feel always very uneasy...

and...i sounds really great... the situation seems full of positive potential...

Well, first of all, we both have really good jobs now, thankfully, and we have no children I work all the overtime I can get, and paid off my car last fall, so we had 0 debt, and we had a bit saved up for these things. By mortgaging a less expensive house for 30 years, it's half as much to make a payment than it is to pay rent. Every improvement we do just adds equity to the house, rather than paying a landlord who expects my free slave labor to maintain the rental property. The system here is very much set up so that the people who can least afford it, pay the most, and get the least reward. It is also set up to keep those people from being able to break through that barrier and joining the middLe class, then in a very Orwellian way, convince chickens to vote for Colonel Sanders But that's a discussion for another day Once you get approved for a house, they immediately increase your borrowing limits, so in short, we now have cash and credit, so more buying power, more choices. On the other side, we now also have debt, but it's manageable debt with very low interest. The trick is to Not use the credit any more than necessary now in order to maintain the positive cashflow. All home improvement projects will need to be cash-only. like a business, we'll have a capital budget and an operating budget that needs managed.

And any extra $$$ you get pay towards the house first. You pay most of the intrest of the loan in the first 10years. If you do extra cash into each payment you save money over time. We also do the twice monthly house payment, two smaller payments every other week, but it drops the loan down to 27 years instead of 30.

Right now we are waiting to hear on a possible job for my wife. If she gets it then her raise is more than what I made the last two years. It's more hours too, but I might be "forced" into being mr. Mom again. If the kids were a year older then it wouldn't be an issue at all, but we are still needing to wake them up and ensure they are ready for school. The oldest is almost to the wake herself and get ready mode, but the twins are still not quite ready.
