On the forge world website it advertises several different types of armor eg. Mark 2 mark 3 etc.
Do these different armor types have special rules in game, or are they made of different materials, better quality?
Or is it just astetics?

They are the same in terms of rules, so it's just a choice of appearance and background.
They represent older armour marks that are functionally similar enough to be represented with the same rules.

So far, the only armor with different rules is the Cataphracti pattern of Terminator armor, gaining a better invulnerable save at the cost of being slower.

Technically, the rules do not require any specific mark in order for the model to be given hardened or void hardened armor.

There is no rule requiring it to be MkIII, though.
Anyway, the latest FAQ that just came out gives Tartaros terminator armor the ability to make Sweeping Advances. Nifty.

"Breacher squads employ specially customised and augmented suits of power armour (usually variants on Iron pattern)" (Betrayal/Crusade Army List)
Fluffwise MkIII armour: "placed considerable emphasis on frontal protection, while the rear armoured plates were lightened to compensate" (WD129/ RT Compilation)
If regular MkIII were to have rules it would be the opposite of the Breachers Hardened Armour, as the reduced rear plates would make them more vulnerable to area affect weapons rather than more resilient.

all power armor is the same, no matter the mark.
Terminators Technically have 3 versions (as of the new FAQ): Normal (2+5++, regular rules), Tartaros (2+5++, can sweeping advance), and Cataphractii (2+4++, slow and purposeful) All 3 cost the same, and the only way to change it is with what's on the model.
