Can somebody explain these to me? I am confused.

Only infantery, bikes and beasts are affcted by them. Both Obstacle and Areia of Terain. Never vehicles og monsters. But why does it make exseptions to 18+ wound models and airplanes?

I am confused.

When looking at terrain, you need to think of it in two distinct parts. One - what terrain type am I looking at?
This is where we have Obstacles and Area Terrain defined, and this is where we're told that only Infantry Beasts and Swarms can gain benefit from those specific types.
Note that there's absolutely no mention of 18+ wound models or Aircraft here.

The second part is terrain traits - this is where you have traits such as Obscuring, Light Cover, Dense Cover, etc, and this is where you get any "benefits of terrain" defined. It's entirely possible for 18+ wound models and Aircraft to get the benefit of these traits, because they're not necessarily gained from Obstacles or Area Terrain. That's why exceptions are stated for some of those traits.

For the FAQ in particular - what that text is doing, is clarifying that you still need to actually be able to see a unit through Obscuring terrain in order to fire at it, regardless of the terrain rules.
Let's take an example of a completely solid wall, no windows, with a unit just the other side of it, considered to be "within" the terrain.
If you look solely at the Obscuring rule, you might think "oh hey, though I can't actually see that unit, Obscuring says that because they're on or within the terrain, they can be seen and targeted normally!" The FAQ tells you that no, you still need to abide by normal targeting rules as well.

Let me see if I have understood all of this, and if our interpretations differ. Because I think we are.

Shooting uses true line of sight from any part of a model to any part of a model.

Measuring the distance when shooting you measure from base of the attacking model to the base of the model being attacked.

Here are the terain rules:

4 Terrain Categories. Hills, Buildings, Obstacles and Area Terain. (Let us leave Hills and Buildings out of it at the moment.)

All these terains come with tags. The tags may varie and give different bonuses and minuses. If you get the bonus from the terain (recieve the benefit of cover is the wording used) you get all the bonuses and minuses from the tags.

Obstacles: These are just spread out the battlefield. An Infantery, Beast or Swarm model gets the benefit of cover while within 3" of this terain feature when you resolve an attack against the models unit unless you can draw a straight line to every part of that models base from a singel point on the attacking models base.
- Notise that Monstrus Creatures and Vehicles are not mentioned here, and thus do not get the benefits of Obstacles.
- You need to have all your models in cover, or they just trace to your one model whos base is not hidden behind an Obstacle within 3".
- This means the terain peice needs to be between you and the attacker.
- When attacking you are checking on a model on model basis. Meaning you might want to do the attack rolls in different batches.

Area Terrain: These are determined arias. An Infantery, Beast or Swarm model gets the benefit of cover while within them.
- Notise that Monstrus Creatures and Vehicles are not mentioned here, and thus do not get the benefits of Area Terrain.
- The models in the terain gets the benefit of the cover, the others do not. You might need to split saves.

In addition to this there are two traits that are very important as they affect whatever targeting is traced over them. This is in adition and weather the model is affected my Obstacles or Aera Terrain. Note that both being afected by the Obstacle or Aerea Terrain that has this will affect you.

Dense Cover kicks in if a terain with this rule is over 3". Grantig a -1 on the hit roll. Does not work for Aircraft or or models with a wound characteristic of 18+. Here you trace a line from the base of the attacker to the base of the defender.

Obscuring kicks in if a terrain with this rule is over 5". Preventing you from seeing the model at all. Does not work for Aircraft or or models with a wound characteristic of 18+. Here you use true line of sight - the aria obscured by the terrain piece, and not measuring from base to base. So if you wing/gun/tentacle/cannon barrel stands out you can get targetet. Here the angle of the model matters a lot.

(Inspiering also works, but lets us leave it out for now.)

Am I interpreting this right? Also it looks very hard to vehicles or monstrus creatures to get these bonuses. Near impossivle for aircraft/18+ models baring auras , pshyckick powers etc.

In general Monsters and Vehicles cannot get stuff like +1 sav because they cannot benefit from Obstacles or Area Terrain. But they still benefit from Obscured and Dense traits.

Aircraft and 18+ wound stuff doesn't benefit from Dense or Obscured (a 6 story tall thing can't hide behind a 1 story building)

It looks like you have this all correct. And yes, it is very difficult for vehicles, aircraft and monsters to get any kind of use out of terrain - but it seems this is by design.
9th edition does want more terrain on the table than some players are used to, so if this will pose a problem for you, consider where you want to place terrain very carefully.
One channel I've watched suggests putting something big and Obscuring pretty much in the middle of the table, so that both sides are forced to plan and manoeuvre around it, instead of the middle automatically becoming a deadly killzone.

Also, yes, the more unusual sources of cover are what will give vehicles, aircraft and monsters any "benefits of cover" in real terms. While it's possible per RAW to allow them to get traits via Buildings, it'd have to be a big building to fit the models.

Like Super Ready says, while vehicles can't get the "benefit" of cover from area terrain, other things might be able to provide it, such as psychic powers.

hi,

just to be clear... lets say a couple of trees (wood area terrain, dense) is between a firing unit and a fired upon vehicle. the firing unit still suffers -1 to hit because it cant trace a line to the vehicle without going through the forest... right?

Yes that is true.

Assuming said forest was over 3" tall.
