Custom or Modular would be best. Custom Modular i guess would be the very best lol!!!
Oh, and im in the sacramento CA area. If anyone knows any local people or people relatively local. Id be more than willing to travel a couple hours to pick it up.

As mentioned before, I think mats are a much better option, such as the Frontline Gaming F.A.T. Mat. You get a table, roll the mat out, and boom, ready to rock. It's also a lot cheaper and faster than buying/building a table.

Really? Well that sucks lmao sorry. My buddy has one of the city ones and they're amazing. They;re about the thickness and feel of a mousepad.

I use 2 ft by 2 ft MDF boads. grey one side, brown on the other. total cost of wood and spay paint for 6x6 table was around £30. i use the grey side with a little black over spray for city type scenery and the flip it over to brown for jungle scenery.

I'm currently making terrain and I came to the conclusion - why make terrain on hardboard to then set on another board when you can just make an entire boards worth of terrain?!
I'm 1/4 the way done, I'll put a picture or two in the gallery when I'm finished.

The easiest way to set up a modular board for yourself is to buy three 24x48" folding tables, six clamps to hold them together, and a battlefield mat such as a FAT or G-Mat.
Custom-built tables are nicer, but can be extremely expensive.

Folding tables are useful for a lot of other things besides wargaming, so they're a good choice,
Secret Weapon Miniatures is now selling their TableScape 1'x1' themed board sets.
I have a friend who built a nice board that break up into 2x4 sections, which looks really good, but is a real pain to carry and setup, and takes a lot of space in storage. Material costs don't end up being as cheap as you'd hope, and the time invested means you're not getting a whole lot of savings as you'd think compared to buying outright.

My friend and his dad made one for our group, and it has been amazing to use. Honestly If you build one, then just do it. This way you can make it to fit the needs of your group.

If you're building, a few suggestions:
1. inset the playing surface by 2" or so - this prevents things from falling off the edge, and also allows for a "nice" top.
2. add under-edge storage, at least 9" deep and 4" high to hold books, etc.
3. consider using cabinets instead of legs for integrated storage.
When you put it together, 36" cabinet base + 4" storage layer + 2" edge puts the top at 42" - standard bar height.
Just a suggestion...

I made a board out a sheet of Ploystyrene insulation foam and some sand. Throw in some paint and you got yourself a basic gaming board. Prop it up on some white table of something for use

honestly, the citadel game boards sound right up your street and they pack away into a bag.
they're a little featureless but a small collection of terrain sorts that out.

I'll admit they're kinda pricey, but they look VERY attractive. Considered picking one up for the convenience/ease of storage and coolness factor.

If you're just building a table topper, you should probably look at MDF over a 1x1" frame. You could hinge it for easier storage. That wouldn't be too difficult.

Home Depot, or similar stores, usually sells 2x4 wood boards of varying thickness.
Then all you need to do is the following.
1) Coat one side of the wood with black latex paint.
2) Before the paint dries, put down a thick layer of sand.
3) Wait for paint to dry. When dry, dust off the excess sand.
4) Repaint the surface with another layer of black paint.
5) After dry, paint again using a drybrush technique with a brown latex paint. Add some flocking to taste.
Boom, you've now got a generic playing surface that has a nice texture to give it the right feel. And the boards are easily stackable and portable. And it ran you less than $100, depending on where you got the sand.

I built a modular board of sorts using 2' x 2' squares of plywood I got at Home Depot. Then I went to the craft store, bought some green felt (about 8' I think) and cut it up into slightly larger than 2' x 2'. Then I stapled it onto the board (folding the extra edges under the plywood. You have to make the felt really tight so it doesn't ripple, but it is cheap and looks pretty nice, plus it stores away very easily (just 6 2' x 2' boards, so it can go in the bottom of a closet no problem).

It can be an issue, but it is pretty easy to avoid if you are just careful about picking models up. More of an issue with Finecast than with plastic, as Finecast models always seem to have little dangly bits, and are of course easier to knock over due to their lightness.
What I find more annoying is having the seams between the boards visible*, but that is an issue with pretty much any kind of modular board. I am thinking about ordering a Fat Mat to roll across the top. A Fat Mat over felt boards would probably look pretty nice, and be very easy to store.

Sounds like one of those Geek Chic gaming tables that were on Shark Tank last season. I want one of those things, but... $$$$$.
