Something like God of War.
And I can see the plot now. You get to be a Stormcast Eternal named Lord Celestant Titus and take on the Orruk who are overunning a mortal realm. But then suddenly the forces of Chaos appear and now it is on Lord Celestant Titus to defeat Lord Nemeroth before he summons an entire Chaos army.

I'd like to see something like Kingdom Under Fire: The Crusaders
Where it was a 3rd Person Hack/Slash crossed with an RTS. It was like Dynasty Warriors with Troop units you could bounce around to and a hero that could run over and support any unit that got itself in trouble.

Oh, I've seen that game. That'd be awesome for something like that to be possible for a AoS game.
Some of the things in those games(especially the current one) even look like they came out of warhammer.

At the moment it feels like the worst possible RPG setting.
It is too big and too empty.
GMs who want to add their own things to a game will do so, we always have, having a wide open space in a setting doesn't actually help that. But if there is so little detailed canon (for example only a few towns and cities) there is nothing to build off. I'm going to use a Warmahcine example here but before anyone jumps on me for that it is their RPG line I'm interested in.
My GM last time I played that sat down to plan, threw his finger at a map and decided that we'd play in Midfast, a city with some history behind it for surviving a siege and keeping an invading army out. Once he got into the planning for the first session he then discovered that the city was very well detailed, explaining the political situation in the country, the local guilds, the worship of a local who was raised to sainthood, the economy. All these kinds of things that added depth and life to the world. From there he, as a GM, was free to change or ignore what he wanted, or even just build his own city on the other side of the mountain, because he still had freedom to do so, but it was a detailed, living, world to begin with.
I also have to ask are there even civilians outside of Azry yet or are they all still chaos worshiping cannibals?

Oh certainly, a AoS rpg supplement would be an instant buy for me.

Indeed, alot needs to be expanded on and revealed. Though a rpg setting made for exploring the setting and things like the remnants of it's fallen kingdoms, mysteries of the missing races or what's become of them and the history that's developed for each realm, such as how the realmgates were used by the civilizations and how they built their kingdoms to accommodate for each realm's unique quality, could be rather interesting.

To be fair, I believe the warmahorde was not only based off ideas from a DnD setting but also had 15 years to develop. That would certainly lend to why it's such an excellent rpg setting.
There's lots of freedom for a GM in the eight realms as well. I can see why such a wide setting could work against a rpg but isn't 40k much larger?
I also have to ask are there even civilians outside of Azry yet or are they all still chaos worshiping cannibals?
There's a million dollar question for the human players of the Empire and Bretonnia.
Not much on that yet but looking at the life realm campaign map you can see a beautiful palace in it. It's possible the remaining free people are hiding amongst the other races that are still able to fight chaos. There appears to be some humans in the realm of death, though they're in a vampire people farm.  (I'm so hoping there's more people there who become a Bloodborne shout out.)
Besides that, an rpg could also be built around the other races instead of just humans. Aelves trying to make a new home. Duardin trying to live secluded lives or you try to gather them into a army to fight the chaos fiends. Ogors and Orruks trying to gather the tribes for a all out brawl. A group of stormcast trying to find survivors of their old tribe amongst a dead land.
There's certainly possibilities for an rpg.

See I consider 'possible' and 'room to explore' to be the bells and whistles of an RPG, everything is always better with them, but alone they do not make an RPG setting. It needs a solid foundation before anything else.

Like I said, needs a few more towns :-p
It has a great set up though for a Computer Game RPG. Azyrhiem being the multicultural central town, realm gates to all the different areas for fast travel and untold ruins and dungeons to explore!

Can you name a ruin or dungeon the has been mentioned in the fluff you'd be excited to explore, or are there just presumably ruins and dungeons out there?
The issue of the worlds not being fleshed out enough still exists. As it stands it is a massive sandbox, but a sandbox is not what you want for an RPG, you might as well build your own setting instead of using AoS at this point unless you mean to milk the brand name.

I never said it's ready to go off the shelf.
The fluff so far has stated there are countless ruins across the Mortal Realms from the Age of Myth and the scenery reflects this.
