I’m fairly new to playing AoS.
So my understanding is that these are a limited item that are released with a new army book.
I also understand that the war scrolls are available online, and that GW actually updates them from time to time.
So other than collectibles, is there any reason for me to hunt down and buy the war scrolls for the army I wish to play?

They are available online, but its only in extreme cases where a scroll is updated.

Unless you are a completionist like me, there really isn't any reason. And even I was moving away from using them, as its just more gak to carry around and clutter up. I use the AoS app or bookmark my units and such.

Convenience.
It's worth mentioning that the "extreme cases where a scroll is updated" is less "they don't update them much" and more "they don't change the warscrolls much unless it's a new book or something extreme".
Personally, I liked them when they were the larger format 'portrait' style ones. The new ones are less useful.
I'm going to be sad when the Idoneth ones get replaced by the landscape style ones.

So I think I'm more confused now. I have a unit, and its war scroll is located in the following places:
1. The website
2. The app
3. The Army book
4. The limited run set of cards
Is this correct? If there is a discrepancy, which is correct?

The app and the website/errata tend to be the 'most correct', as anything super problematic would get updated quickly. Generally there haven't been super duper issues(Wild Riders and their Shields are the only ones that immediately spring to mind) that would make it a problem though.

It is pretty rare to find a warscroll that has more than one version available. Aside from rare exceptions they are only changed when the army gets a new battletome (if then), in which case they are updated in the 'tome, on the store, on the app, and in card form all at the same time.

I thought they updated the warscrolls more frequently.
So, my next question is what does the Army Book do?

Same thing a codex does in 40k, really; provide various army-wide abilities that you get when playing with that force. In AoS these are called "Allegiance Abilities" and GW has done a pretty good job explaining them out. Both the core rules and the individual battletomes provide all the information you need to use them properly.

I find the cards useful just to have laid out for quick checking rules and stats, without having to flick through lots of pages or going back and forth on the app. They are great for small games where you might only have a small number of different cards out, but the bigger the game, the more cards you have laid out, the less convenient they become.

Yeah the cards are super useful but no necessary. Getting some craft cardboard and having a printer I just printed out all the cards I needed from the website. and made my own for my Cities of Sigmar army. Although I did buy the cards for my Mawtribe.

Cards are good if your opponent has a rules question you can just hand it over instead of flipping through the book.

So, in order of things for a new player, in general (also feel free to not read if you aren’t super new) stats on the website are to reference them before you buy the unit. You don’t need to ever look at the stats listed on the website again after you buy.
The app is then there to download free to play OpenPlay games with those units for quick reference.
Then you can get your tome which has additional rules in it to play the army with more interesting bonuses, using their allegiance abilities, spells, and extra things to put on a character you choose to be your warlord.
With that, you can build lists using points, and you can pay the cheap subscription on the app to do that very easily. And this lets you play in more structured and balanced games.
Then as a final purchase you can get the General’s Handbook, which has the information in it on how to build structured lists for the most balance, similar to 40K detachments, only it’s more like older editions where you only have 1 format to choose from.
This book also is a yearly release, and frequently updates point values for units and adds new missions to play and other cool content additions.
