I want to get into more of Age of Sigmar both in terms of lore and the game itself. Books seem cheaper than models so I may purchase some. My question is there any sort of grimdark fantasy like town or region in the realms that is akin to the Mordheim setting? I love dystopian and dark fantasy, (Witcher 3 type stuff). I am also a fan of Necromunda as well. I loved the Mordheim game in 2014 due to the setting, how messed up everything was from once was a interesting city.
Is there a setting like Mordheim in any of Age of Sigmar? A city that was taken over by Chaos, some sort of undead realm where the living often go seek fame and fortune, or just some general bad Detroit or downtown Atlanta like human city? I like my fantasy dark and filled with horror at every turn, would anyone know of any books or setting within AOS that would be a good start to get me interested in reading?

Not really no. There's Warcry which is a spiritual successor to Mordheim as a game.
It doesn't having a single focused location but so far they've been set in various ruined or corrupted locations in the Realms like the Eightpoints (Archaon's fortress at the cross roads of the Realms) or most recently Talaxis, a ruined city reclaimed by the wilds of Ghur.
The game started with various Chaos warbands seeking the favour of the Everchosen but has all sorts of factions now including a recently announced Cities of Sigmar warband that is very similar to Mordheim warbands of old.

I see, so I should try to look into Warcry? What all do I need? (other than the warbands). Are they all preset warbands or can you customize?

There are preset war bands you can buy but you can use pretty much any AoS infantry model. There are free core rules on the website and also rules for every mini that isn’t from the new season. Here’s the link.

It works best with multilayered scenery but you can easily proxy non official scenery.
I think it’s the best game GW make but it’s not really like Mordheim. It a very fast paced game with variety coming from the way scenarios are generated.

If you want something akin to Mordheim, the closest equivalent is Cursed City, though that's more of a boardgame, same feel though:

If you want skirmish game, there is Warcry, yes, though there is also second, smaller skirmish game with Mordheim like bands, Underworlds, which features fights over corrupted locations though it heavily uses cards so might not exactly be your cup of tea:

You could try reading Dark Harvest(not to be confused with the other horror novel Dark Harvest that's getting a movie soon) or some of the other Warhammer Horror novels set in AoS. It's set in a slowly decaying city/large town cut off from the rest of the realm that's been over taken by rule of a non-Chaos cult.

As far as game play, no. As afar as settings go, yes there are realms set in ruined towns. Depending on what type of town you want it can be highly dependent - bayou, jungle, etc. The current setting is more bayou/swamp. The last setting was more dungeon and ruined buildings. Maybe they will do a made to order of the various sets at some point.
But you can do treasure as warp stone caches, etc.
