Are you telling me that the Lance is affecting the Ghost Ark even when it's not shooting it?

That's incorrect. If two effects would happen simultaneously, then the player whose turn it is gets to chose the order in which they happen.

So even if, as you seem to think, say there's no order to apply the effects (because lance weapons are apparently affecting every model on the field at all times ), then the DE/Eldar/nid player can still choose for QS to happen first, and then the Lance rule.

I guess QS overrides Lance during overwatch, though.

It's easy to assume that people arguing an interpretation you disagree with are just looking for an advantage for themselves... But it's quite often not the case.
